AUCTION: Held on site. There will be introductions and an explanation of the auction process and terms of the sale. All announcements made at the auction will take precedence over printed, advertised, or oral information.

REGISTRATION: Although there is no obligation to bid, all prospective buyers must register at the auction site. Registration will begin one hour prior to sale time.

AUCTION TERMS: Real Estate, 15% Down on the day of sale, with balance due within 30 days or less. Personal Property, cash or good check day of sale. 6% sales tax. 10% Buyer's premium will be added to the final bid price to determine the purchase price.

TAXES: 2002 Real estate taxes will be prorated between the buyer and seller.

POSSESSION: Date of deed

CLOSING: The balance of the purchase will be due and payable at closing. Closing can be scheduled for as soon as possible but in no event shall the closing date be later than 30 days after the auction date.
