LOCATION: Rivercrest Marina and Condominiums are located in Historic Madison, Indiana, on the north bank of the Ohio River at mile 557.6, 46 miles upstream from Louisville, Kentucky, and 88 miles downstream from Cincinnati, Ohio.

DIRECTIONS: By highway, Rivercrest Marina and Condominiums in Madison are 90 miles from Indianapolis the state capitol, 55 miles from Louisville. By air, the altitude is 815 feet above sea level on runway 213 or 3, with a heading of 210 or 030. Runway = 4400' x 75' - adequate for small business jets and most turboprops. VOR/DME and NDB instrument approaches. By highway from the Ohio/Kentucky side, take Interstate 71 to Sligo exit. Travel east on Route 42 to Bedford, Kentucky, then take Route 421 north to Madison, Indiana. From the Indiana side, take Interstate 65 north to Scottsburg, Indiana, then Highway 56 to Madison.

AUCTION:
Held on site. There will be introductions and a explanation of the auction process and terms. All announcements made at the suction will take precedence over printed, advertised, or oral information.

REGISTRATION: Although there is no obligation to bid, all prospective buyers must register at the auction site. Registration will begin one hour prior to sale on the date of auction.

TERMS: Real Estate: 15 % down day of sale, balance with deed within 30 day or less. Personal Property: Cash or good check day of sale. 6% sales tax charged on all applicable items. 10 % Buyer's Premium.

TAXES: 2002 Real Estate Taxes will be prorated between the buyer and seller.

POSSESSION: Date of deed.

CLOSING REAL ESTATE: The balance of the purchase price will be due and payable at closing. Closing can be scheduled as soon as possible but in no event shall the closing date be later than 30 days after the auction.
