AUCTION:

There will be introductions and an explanation of
the auction process and terms.
All announcements made at the auction will take
precedence over printed, advertised, or oral information.
REGISTRATION: Although there is no obligation to bid,
all prospective buyers must register at the auction site.
Registration will begin one hour prior to sale on
the date of auction.
AUCTION TERMS: Real Estate: 15% down on day of sale,
balance due within 30 days or less. Personal Property:
Cash or good check in full on the day of the auction.
10% buyer’s premium will be added to the final
bid price to determine the purchase price.
TAXES: Real Estate: 2003
Real Estate Taxes will be prorated. Personal Property:
6%
Kentucky sales tax charged on applicable items.
Resale certificate a must for dealers. Farm
exemption certificate a must for farmers. No exceptions.
POSSESSION: Real Estate: Date
of Deed. Personal Property: When the auctioneer
declares the item sold.
CLOSING REAL ESTATE: The
balance of the purchase price will be due and payable at
closing. Closing can be scheduled as soon as possible but
in mo event shall the closing date be later than 30 days
after the auction.
CONDITIONS OF SALE:
The property will be sold “as is, where is”
without expressed or implied warranty. All information was
derived from sources believed to be correct, but is not
guaranteed. Buyers shall rely on their own information,
judgment, and prior inspection of the property and
records. All announcements made at each auction shall take
precedence over any previously printed material or any
other oral statement made. Seller will furnish good and
marketable title to property.
BROKER PARTICIPATION: We
welcome broker participation of other real estate
professionals in this important auction. A fee equal to 2%
of the top price will be paid from the auctioneer’s
commission to any licensed real estate broker or sales
person whose prospect successfully closes on the property.
To qualify for payment of commission, your prospect must
be registered with RE/MAX Group Auctioneers 48 hours prior
to the sale, the broker or sales person must attend and
register his or her prospect the day of the sale, and must
be present at the signing of the sales contract.
SPECIAL NOTE: This house being built prior to 1978
will be available for private lead based paint inspection
beginning February 12, 2003 through February 21, 2003. A
waiver will be issued day of auction.
