DIRECTIONS: 1-65 South to Upton Exit (Exit 76) Go to stop sign and turn right on 31 W North. Go approximately ¼ mile and turn left on Highway 224 West. Go approximately 9 miles, cross river and turn right at property. Signs will be posted.

TERMS AND CONDITIONS

AUCTION: Held on site. There will be introductions and an explanation of the Auction process and terns at the sale. All announcements take precedence over printed, advertised, or oral information.
REGISTRATION: Registration will be one hour prior to sale on auction day
AUCTION TERMS: There will be a 10% Buyer’s Premium added to the winning bid to determine the final selling price. REAL ESTATE: 15% of the purchase price down on auction day with the balance being due with the deed within 30 days. Owner financing available as follows: 15% down day of sale, additional 5% down day of closing, 13% interest for qualified buyers.
CLOSING: The balance of the purchase price will be due and payable at closing. Closing can be scheduled for as soon as possible but in no event shall the closing date be later than 30 days after the auction date.
CONDITIONS OF SALE: The property will be sold “as-is-where-is” without expressed or implied warranty. All information was derived from sources believed to be correct, but is not guaranteed. Buyers shall rely on their own information, judgment, and prior inspection of the property and records. Seller will furnish good and marketable title to property.
TAXES: The real estate taxes for 2008 will be prorated between the buyers and the sellers to the day of closing, the buyers will be responsible thereafter.
POSSESSION: With deed within 30 days or less from day of auction.

BROKER PARTICIPATION

A fee equal to 2% of the purchase price will be paid from the auctioneer’s commission to any licensed real estate broker whose prospect successfully closes in the property. To qualify for payment of commission, your prospect must be registered with RE/MAX Group Auctioneers 48 hours prior to the sale, the broker or broker’s representative must attend and register his or her prospect on the day of the sale, and must be present at the signing of the sales contract.
