on site. There will be introductions
and an explanation of the Auction
process and terns at the sale. All
announcements take precedence over
printed, advertised, or oral
information.
REGISTRATION:
Registration will be one hour prior
to sale on auction day.
BUYERS PREMIUM: There will be a 10%
Buyers Premium added to the winning bid to determine the final selling
price.
REAL ESTATE: 15% of the purchase price down on
auction day with the balance being due with the deed within 30 days.
PERSONAL PROPERTY: Cash or good check day of auction.
6% KY sales tax will be charged on all applicable items. Exemptions
require Resale Certificates or Farm Exemptions. No Exceptions.
CLOSING: The balance of the purchase price will be
due and payable at closing. Closing can be scheduled for as soon as
possible but in no event shall the closing date be later than 30 days after
the auction date.
CONDITIONS OF SALE: The property will be sold "as
is-where is" without implied or expressed warranty. All information
was derived from sources believed to be correct, but is not guaranteed.
Buyers shall rely on their own information, judgment, and prior inspection
of the property and records. Seller will furnish good and marketable
title to property.
TAXES: The real estate taxes for 2008 will be prorated between the
