AUCTION:  Held on site. There will be introductions and an explanation of the Auction process and terns at the sale. All announcements take precedence over printed, advertised, or oral information.
 
REGISTRATION:  Registration will be one hour prior to sale on auction day.
 
BUYERS PREMIUM: There will be a 10% Buyers Premium added to the winning bid to determine the final selling price.
REAL ESTATE:  15% of the purchase price down on auction day with the balance being due with the deed within 30 days.
PERSONAL PROPERTY:  Cash or good check day of auction.  6% KY sales tax will be charged on all applicable items.  Exemptions require Resale Certificates or Farm Exemptions.  No Exceptions.
CLOSING:  The balance of the purchase price will be due and payable at closing.  Closing can be scheduled for as soon as possible but in no event shall the closing date be later than 30 days after the auction date.
CONDITIONS OF SALE:  The property will be sold "as is-where is" without implied or expressed warranty.  All information was derived from sources believed to be correct, but is not guaranteed.  Buyers shall rely on their own information, judgment, and prior inspection of the property and records.  Seller will furnish good and marketable title to property.
